Midlothian residents are invited to learn about the local economic development programs and how these efforts benefit them.

 

The focus of MED is to promote existing business expansion and retention, and attract new business development. As a Texas Type A corporation, MED is charged with the administration of sales tax to fund economic development projects. An appointed board directs and coordinates the broad-based expansion of the business and commercial tax base of the City of Midlothian, as well as promotes job growth and quality development in Midlothian.

 

Those attending the meeting will be introduced to the basics of local economic development, discuss how incentive agreements attract businesses, and be able to ask questions.

The 2022-23 MED Annual Report provides an overview of the year’s achievements and progress. The year’s highlights include the commencement of operations at SunOpta’s manufacturing facility, the welcoming of MSC Direct, funding for the downtown’s New Town Square project, and formalizing projects like Weber MG Midlothian II and Big Q Concepts that will add new restaurants, entertainment, or local retail additions.

 

The report also provides an overview on the MED’s development of six key priorities that will be used to guide future funding decisions, MED recruitment efforts and KPIs, a historical timeline of MED projects, an economic impact of recent projects, and information on the MED’s new logo.  

 

The 2022-23 fiscal year was a year of success and progress for our organization.  We look forward to the opportunities that will be created because of the dedicated work of the MED.

Small business owner’s in Midlothian looking to take their business to the next level have an exciting opportunity.  The Midlothian Chamber, in partnership with the MED and Edge Global, will be providing a year-long training program called “Accelerate Business – Level Up.” This comprehensive program is designed to equip local businesses with the essential skills and knowledge needed to grow in today’s competitive market.

 

“Accelerate Business – Level Up” is not your average training program. Instead, it’s a transformative experience that will help participants address critical areas of their business. Throughout the 2024 calendar year, participants will come together quarterly for full-day live workshops that promise to ignite growth and expansion.

 

One of the key components of this training program is helping participants create a shared vision for their business. Effective communication of this vision to inspire team members is crucial for fueling growth. By the end of the program, you’ll have the tools and strategies to lead your team confidently.

The MED Annual Report, for the 2021-22 fiscal year, provides an overview of the efforts and accomplishments of the MED.  The report highlights the major activities of the MED which included the closeout of the Midlothian Business Park, the attraction of primary jobs, implementation of the MED’s strategic plan, and improving the MED organization.  The most notable accomplishments for the year were, funding of equipment for the Navarro College CCMA program, Hillwood and Home Zone infrastructure performance agreements, Gerdau incentive agreements for its mill modernization project, partnership with TSTC North Texas to supply MISD students with tool kits, updated City Tax Abatement Policy, and the Downtown Catalyst Grant program.

While celebrating their 40th anniversary, Sunrider opened its 600,000 SF health and wellness manufacturing facility on September 21, 2022; and is the first company in the Midlothian Business Park. Sunrider was founded in 1982 by Drs. Tei-Fu and Oi-Lin Chen and their five children hold executive positions within the company or on the Board of Directors.

In September 2020, Sunrider secured a building permit and purchased 87 acres in Midlothian Business Park. Sunrider will employ over 200 employees. Adjacent to their manufacturing facility is a 500,000 SF speculative building that will be leased until manufacturing operations need to be expanded.

Sunrider continues to be an integral part of Midlothian. Sunrider started as a small business and over the last 40 years has continued to grow tremendously. Midlothian Economic Development is excited to see the company grow and be a part of its future.

Students at either Midlothian or Midlothian Heritage High Schools, interested in attending dual-credit technical programs may now receive support to offset the majority of the cost, thanks to a partnership between Texas State Technical College (TSTC), Midlothian Independent School District (MISD), and Midlothian Economic Development Corporation (MED).

 

Beginning in the fall of 2022, dual-credit courses in Diesel Technology, HVAC Technology, and Industrial Systems are being offered at TSTC’s North Texas campus located in Red Oak. Through the program, high school students will take one course per semester during their junior or senior years. After high school graduation, students will transition to TSTC full time where they can earn a certificate in the field of study in two semesters or an Associate of Applied Science degree in three semesters. Upon graduation, students will be positioned for some of the highest demand and better paying jobs in our region.

 

While students are required to pay their tuition, MISD pays for the facility, instruction, and transportation. Through a $140,000 grant provided by the MED and approved by Midlothian City Council, the first 30 students for each program will receive a free tool kit for the applicable program.  Not only will these tools help students while attending TSTC, but as graduates, they also will be able to enter the workforce with the tools provided, rendering them more desirable job candidates. Tool kits range in cost from $710 to $2,700.

 

“New industrial development in Midlothian has prompted a growing need for a technical workforce,” said David Hurst, MED board chair.  “MED was created by Midlothian voters to grow our local economy. Helping to fund job training is one of the ways we can do that,” he explained.

 

“Midlothian ISD is excited about this partnership,” commented MISD Superintendent Dr. Jo Ann Fey. “It provides opportunities for learning that go beyond traditional classrooms!”

Midlothian is experiencing the largest wave of industrial development in its history.  As of June 2022, there is over 2.4 million square feet of new industrial space under construction with an additional 2.8 million square feet that is planned to begin by the end of the year. Beyond the current activity, multiple sites are being prepared for future build-to-suit users as large as 1.3 million square feet.

The new industrial space includes buildings for new companies, such as Sunrider Manufacturing and SunOpta, and speculative space that will be available for lease.  The speculative space includes buildings ranging in size from 100,000 square feet to over 550,000 square feet and will be able to accommodate users as small as 25,000 square feet.  The new industrial space is being built by Logistics Property Company, Provident Realty Advisors, Arco Ventures, Hillwood, and KBC Advisors.

Midlothian’s proximity to Dallas and Fort Worth makes the industrial corridor along US Highway 67 in Midlothian an attractive location for relocation and expansion. Midlothian is located south of Interstate 20 between Interstate 35W and 35E along US Highway 287 and 67. US Highway 67 offers direct access to Dallas 25-minutes away while US Highway 287 offers easy access to Fort Worth in 30-minutes. State Highway 360 offers quick access to Dallas Fort Worth International Airport.

Within a 30-minute drive of Midlothian is a labor force of over 1 million people who live in Arlington, Grand Prairie, Mansfield, Cedar Hill, Waxahachie, Cleburne, and surrounding areas.  The populations within Midlothian’s 30-minute labor shed include high concentrations of workers with key competencies for production, maintenance, and business support services.

Midlothian Economic Development (“MED”) recently completed its “Five Year Focus on Projects” strategic plan. The plan creates a vision and future direction for the MED that focuses on authorized projects for Type A economic development corporations. As part of the plan, the MED identified a list of qualities and attributes that gives Midlothian its unique character. This list will be used as the MED pursues future projects to ensure that Midlothian preserves its character. The plan focuses on four major categories, (1) attracting companies that export products or services, (2) funding new infrastructure that helps to promote new or expanded business activity, (3) funding job training, and (4) promoting the Midlothian Higher Education Center and other educational opportunities.

In 2018, Methodist Health Systems selected 67 acres to build the Methodist Midlothian Medical Center. The new medical center would become home to Midlothian’s first community hospital. The center will offer diagnostic primary care and specialty services.

The Methodist Midlothian Medical Center is anchored by a five-story full-service acute care hospital. The 190,000 square foot facility has 46 hospital beds and space for an additional 37 more. Also planned as part of the medical center will be over 85,000 square feet of office space in multiple medical office buildings. With over 67 acres, the center has extra land for future growth. Overtime, Methodist will continue to monitor our community’s growth and add services as our needs arise.

Methodist Health System has served our community for many years before their expansion of the medical center. Methodist Midlothian continues to be a strong community partner. Methodist Midlothian is very active in Midlothian’s education, commerce, and quality of life efforts. Methodist Midlothian is an active supporter of the Midlothian Chamber, Midlothian ISD and other organizations throughout the city.

Since 1936, The Midlothian Chamber has been a vibrant organization in our community that helps area businesses connect, grow, lead, and succeed. The Chamber is an independent, not-for-profit 501(c)6 membership organization with over 400 businesses. The Chamber’s membership ranges from a locally based publicly traded company to home based businesses just starting out. The Chamber’s members operate in retail, medical, financial services, manufacturing, and a variety of other industries that are based in our community. Though located in Midlothian, the Chamber’s membership extends to Mansfield, Cedar Hill and throughout Ellis County.

The Chamber hosts several networking events for its members that allow area businesses to connect and work together. Member networking events include luncheons, mixers, annual awards dinner, and auction. The Chamber also hosts several large community events including the Wine & Arts Festival, and Ellis County Market. These public events help to connect area businesses with our residents. The events are well attended and help unify the Midlothian community.

Midlothian Economic Development partners with the Chamber and its Education Committee. Through the Education Committee, the Midlothian community has access to targeted training courses, seminars, breakfast events, and business plan competition. Through these events, industry experts and education professionals from Navarro College and Tarleton State University share insights that help our businesses operate, grow, and expand.
